Average rent in Manchester
The Office for National Statistics' Price Index of Private Rents put average monthly rent in Manchester at roughly £1,200 to £1,350 across all property types during 2025. That average mixes flats and houses, so a one-bedroom flat usually costs less and a family house more.

Council tax, energy and other bills
- Council tax. Manchester City Council sets a charge for each band, A to H, and most flats fall in bands A to C. Someone living alone gets a 25% discount, and full-time students are exempt. Expect roughly £90 to £150 a month for a single occupant in a small flat, but check your band and the current year's charges on the council website.
- Energy. Gas and electricity prices follow Ofgem's quarterly price cap. In 2025 the cap put a typical dual-fuel household at about £1,700 to £1,850 a year. A one-bedroom flat uses less, often about £70 to £110 a month.
- Water. United Utilities supplies Greater Manchester. A small flat typically pays about £30 to £45 a month.
- Broadband, phone and TV licence. Broadband and one SIM-only plan usually cost about £35 to £55 a month. The TV licence is £174.50 a year from April 2025, about £14.50 a month.
Transport in Manchester: Bee Network, tram and car
Greater Manchester's Bee Network brought buses under public control and capped adult single bus fares at £2 in 2025, with cheaper day and weekly tickets. Metrolink trams cost more per trip and are priced by zone. Many commuters spend about £60 to £120 a month on buses and trams.
Running a car adds insurance, fuel, road tax, parking and servicing, which commonly comes to £300 to £500 a month, more with finance payments. City-centre parking is expensive, so many residents drive only for weekend trips.
